- Title Search: Ensuring that the present owner has a clear title to the property. Title search establishes whether the present owner has absolute ownership of the property and whether he has absolute right to sell the property.
- Encumbrance Check: To ensure that the property does not carry any charge or debt along with ownership. Encumbrance check all ensures the originality of documents provided by the present owner by cross checking it with the government records.
- Government Approvals Check: Ensures that all permissions and approvals required for real estate a project have been obtained (thorough check of Occupancy Certificate, Completion Certificate, Layout plan, Structural Certificate, Approved plans etc, as provided by you, the client).
- Regulatory Check: Ensures that the project complies with requirements of RERA, if applicable. RERA is the statutory authority which oversees all real estate transactions. The details provided by the present owner will be cross checked with the records available in RERA website.
- Government Dues: Ensures that all the dues (Property tax etc.) have been paid and are all up to date.
- Litigation Check: Ensures that the property is free from any legal disputes or pending litigation.

Deliverables

Support Required
- Copy of original Conveyance Deed (sale, partition, gift, will) or the latest registered document.
- Patta or Khatha or 7/12 extract or Jamabandi or Mutation Deed.
- Non-Encumbrance Certificate
- Latest Conversion Certificate, Property tax Receipt.
- Fire NOCs, permissions from Water Board/ Electricity Board/ Inspector of Lifts (Additional documents for commercial buildings).
- RERA Approval, if any.
- Electricity Bill and Property Tax Receipts (latest).
- Court documents.
- If some documents are not provided, the same will be communicated to the client and will be mentioned in the report.
